1. Information we collect

We collect only the personal information we need for the purposes described in this policy. Depending on how you interact with the site, this may include:

Inquiry form

If you contact us through the inquiry form, we collect the information you provide:

If you email us directly

A formal tenancy application โ€” which is collected separately, outside this website, at a later stage โ€” may include employment, income, and rental-reference information, along with credit and reference checks conducted with your separate, explicit consent. We do not collect that information, payment card numbers, banking details, or government identification through this website.

Technical / log information

Like most websites, our hosting and service providers automatically record limited technical information when you visit, such as your IP address, browser type, the pages you view, and the date and time of access. This is used for security, troubleshooting, and reliability. We do not use advertising or analytics tracking on this site.

2. How we collect it

3. Why we use your information

We use personal information only for purposes a reasonable person would consider appropriate, including to:

If we ever wish to use your information for a new purpose not listed here, we will ask for your consent first.

When you voluntarily provide your contact details through the inquiry form or by emailing us so that we can respond, your consent to our collecting, using, and disclosing that information for that purpose is implied. We link to this policy from the form so you can review how we handle your information before you submit it.

You may withdraw your consent at any time, subject to legal or contractual restrictions, by contacting us using the details in Section 13. Withdrawing consent may mean we are unable to respond to or follow up on your inquiry. We will explain the likely consequences before acting on your request.

5. Cookies & local storage

This website does not use tracking, advertising, or analytics cookies, and does not build a profile of your browsing. We do not store the information you type into our forms on your device.

Some third-party content embedded in our pages โ€” namely the embedded iGUIDE 3D virtual tour and the Google Fonts we use for styling โ€” is loaded from those providers and may receive your IP address or set their own cookies under their respective privacy policies. You can control or block cookies through your browser settings; doing so will not prevent you from using our forms, though some embedded content may not display.

6. Service providers & cross-border storage

We use trusted third-party service providers to operate the website and process form submissions. These providers are authorized to use your information only as needed to perform services for us. They include:

Storage and access outside Canada. Some of these providers (including Formspree and certain hosting and font services) are located in or process data in the United States or other countries. As a result, your personal information may be stored or accessed outside of Canada and may be subject to the laws of those jurisdictions, including lawful access by foreign courts, law enforcement, and regulatory authorities. By using our forms you acknowledge this transfer. You may contact us (see Section 13) for more information about our policies and practices regarding service providers outside Canada, and about how your information is collected, used, and disclosed by them.

7. Disclosure to others

We do not sell, rent, or trade your personal information. We may disclose it only:

8. How long we keep it

We keep personal information only as long as necessary to fulfill the purposes for which it was collected, and as required by law, after which it is securely destroyed or rendered non-identifying. We keep inquiry information only as long as needed to respond to and follow up on your inquiry. Where we later use your personal information to make a decision that directly affects you โ€” for example, assessing a formal tenancy application โ€” we retain it for at least one year afterward, as required by Alberta's Personal Information Protection Act, so you have the opportunity to request access to it. Where a tenancy proceeds, your information is kept as part of the tenancy file for the period required by applicable tenancy and tax laws.

9. How we protect it

We take reasonable administrative, technical, and physical safeguards to protect personal information against loss, theft, and unauthorized access, use, or disclosure. These include encryption of all website traffic using HTTPS/TLS, access controls limiting who can view submissions, and selecting reputable service providers. However, no method of transmission over the Internet or method of electronic storage is completely secure, and we cannot guarantee absolute security.

10. Your rights

Subject to certain legal exceptions, under Alberta's PIPA you have the right to:

To exercise any of these rights, contact us using the details below. We will respond within the timeframes required by law. If you are not satisfied with our response, you may contact the Office of the Information and Privacy Commissioner of Alberta.

11. Children

This website and our rental services are intended for adults (18 years of age or older). We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, please contact us and we will delete it.

12. Changes to this policy

We may update this Privacy Policy from time to time. The "Last updated" date at the top reflects the most recent version, and changes take effect once posted on this page. We encourage you to review this policy periodically. Your continued use of the website after changes are posted constitutes your acknowledgement of the updated policy.
